2011 Repairs

8/23/11

The areas getting crack seal work done on Friday have been expanded to include sections of road all throughout PRRMA. We are once again requesting that homeowners PLEASE TURN OFF SPRINKLERS AND DO NOT PARK IN THE STREETS ON FRIDAY, AUGUST 26.  Details of the crack sealing locations can be found by looking on the maps on the 2011 Scope of Work page.  The crack seal areas that were in the original scope of work can be found in blue on the maps for each subdivision.  The numerous areas that have been added are mostly to sections of road that had mill work done on them last year.  The maps showing these additions are in orange on the "Crack seal additions" link on the Scope of Work page.  Thank you again for your cooperation during this year's construction!

Streets will be affected on Friday include:

·        Augusta
·        Brookmill Ct.
·        Country Club
·        Crowndale
·        Eastbourne
·        Fountain View
·        Glengarry
·        Highlands
·        Innsbrook
·        Inverness
·        Mornington
·        Mornington Ct.
·        Pinehurst
·        Sandalwood
·        Sandalwood Ct.
·        Southwick
·        Stonebridge Way
·        Summit Parkway
·        Troon
·        Windridge

8/22/11 -- pm

IMPORTANT!!!  Please turn off sprinklers along all of GLENGARRY, TROON, SOUTHWICK, STONEBRIDGE and WINDRIDGE and do not park on those streets on Friday, August 26.  Al's asphalt will be completing paving work this week.  There will be minor repairs during the week and all crack sealing will be done on Friday.  Thank you for your cooperation throughout this summer's roadway and sidewalk repairs!!!

8/22/11 -- am

The main line paving will be completed today.  Curb and "throw and roll" patching will get done this coming week.  Neither of these items will have much if any impact on residents.

8/17/11 -- p.m.

Below is a little more information on the proposed sequence.  This information is approximate, but gives a general idea of what they would like to accomplish.  This may very easily change, so please do not run curb-area irrigation systems or park in the streets on any of the areas where work is scheduled until it is complete.

Day 1 Mornington on the north end between Country Club Lane and Club Ct.
  Country Club Court
Country Club Lane north of Innsbrook

Day 2 Mornington Rd. between Country Club Lane and Sandalwood
Country Club Lane between Innsbrook and Sandalwood
  Murfield Dr. & Cypress Ct.

Day 3 Highlands Drive
  Augusta Drive

8/17/11 -- a.m.

Please do not park in the streets this week so that paving equipment can get through the subdivisions.  Also, please remember to turn off irrigation systems if you are in an area where work is being done.  Here is the latest from the paving company...

We will start paving at 7AM tomorrow (Thursday, August 18) on Mornington. From there we will finish the work in that sub, then we will progress to Augusta & Muirfield and then Highlands. We will finish up in Pheasant View. I expect the paving to take (3-4) full days and I really can't say where we will be at any particular time or the street sequence, but my best guess it will take Thursday and Friday to get Fairways and Fairway Pines done, Fairway Pines may spill into Saturday and of course we will not make it to Pheasant View until Saturday. I wish I could be more definitive but there are a host of factors that will affect our productivity. I am basing this schedule on last year's production rate but it may be possible that we can move a bit faster this year due to the size of the areas and their proximity to one another. Hopefully this will be helpful, I will do my best to keep you updated as changes occur.

The crack fill on Glengarry will not occur until next week.  So, it is okay to continue watering on Glengarry until Monday.

8/16/11

The milling has been completed in all areas, and Al's Asphalt is cleaning, sweeping, and prepping the areas for paving later this week.  Please avoid driving in these areas if possible.  Additionally, please do not park on the street or run your curb zone irrigation until the paving has been completed.  Your cooperation is appreciated.

The crack fill on Glengarry will not occur until next week.  So, it is okay to continue watering until Monday.

8/9/11

Milling and paving is scheduled to start on Monday, August 15 and they will be working Monday -- Friday.   You can check the "Scope of Work" page to see where the work will be taking place.  The areas in red will be milled and paved.  Homes that will be affected should receive a flyer from the paving company by the end of this week.

Please do not park in the street during the week of August 15.  It is very important that no one is parked on the streets where equipment needs to get through or work needs to be done.  Also, please turn off irrigation systems.  Finally, please also be courteous to the workers and do not attempt to drive around barricades.

For the areas to be milled, here is a note from the engineer at Spalding DeDecker regarding what to expect:

"The general process will consist of milling the large, full-width areas (smaller areas will be done later, and shouldn't create any significant access issues). Traffic will be allowed on these areas, and they will be marked with a combination of barricades and flagmen.

Paving will be up to a day behind the milling crew. Prior to the asphalt going down, they will tack the surface, hopefully about a half hour prior to asphalt. Once this is done, you won't be able to drive on the surface for 1-2 hours, until the placed asphalt has been compacted and cooled.

It would be prudent to recommend that people remain aware of the process, and may want to move their cars if there is something critical they need them for that part of the day."

You can help keep our costs (and your subdivision dues) under control.

In an effort to contain cost overruns which the Pheasant Run Roadway Maintenance Association (PRRMA) incurred last year, employees and contractors will be taking notice of those individual homeowners who cause additional or corrective work overages due to negligence or intentional vandalism this year. Some examples of negligence or intentional vandalism may include but are not limited to:

  • Driving around barricades
  • Tampering or moving barricades, re-adjusting pylons, or other construction signage
  • Driving on fresh seal coating, fresh asphalt, or tar
  • Neglecting to remove parked cars from the street when requested
  • Neglecting to turn off lawn irrigation systems when requested (for cement and seal coating operations)

Damaging or marking concrete which has not yet hardened

Those homeowners observed as impeding or causing cost overruns will be directly assessed for the overage, requiring additional work. If you have any questions or concerns, please contact Thomas Casari, PRRMA Chairperson and Canton Township Engineer at 734-394-5150.

Thank you for your assistance.

7/20/11

To be certain that the best possible equipment and personnel are available for work in our subdivisions, there has been a schedule change.  The current plan is that the milling and paving operation is scheduled to start on August 15.   Please be sure to check back to this site for more details when they become available.  It is expected that the work will take at least one week to complete.  Work will begin in Fairways and Fairway Pines and finish in Pheasant View.  To see if the street in front of your home will be affected, check the "Scope of Work" maps.  It will be critical that people turn off sprinkler systems and that they do not park in the street near areas to be repaired.  Your cooperation will be greatly appreciated and will help keep our costs (and therefore homeowner dues) down.  More specific instructions,  locations and details will be posted as the work begins.

There is a shift in the schedule for sidewalk repairs.  They are planning to work tomorrow doing removals and replacement.  They will not remove anymore than they can replace by the end of the work day.  What is poured tomorrow can be walked on by Friday morning.  If they have not finished the work tomorrow, they will return on Monday to complete the work.  We do not want wet cement for the LibertyFest!  Enjoy the festival this weekend and the fireworks Saturday!!!  Do not forget that the Township will close roads near the time of the fireworks.  The best access to and from our subdivisions will be from Beck Road or Cherry Hill.

6/13/11

Sidewalk, ramp and curb repairs continue with a planned (weather dependent) completion of this Wednesday, June 15.

6/8/11

Sidewalk and ramp repairs will start this week at the locations listed below in addition to those noted on 6/4/11.

We need your assistance.  Please do not park on the street in areas where work is to be done.  Also, please turn off any irrigation systems when work is being done and for 3 days after cement is poured to ensure proper curing.  If the repair is to your driveway or curb, please do not drive on it for a minimum of 7 days.

You can help keep our costs under control.

6/4/11

Ramp and curb cement work will start in Pheasant View off of Windridge and Stonebridge sometime between Tuesday, June 7 and Friday, June 10.  The addresses that will be affected at this time are:

2180 – 2106 & 2173 – 2101 Stonebridge
46164, 46153 & 46177 Windridge

If your home is having a curb replaced, please do not drive on that curb for 7 days after it is poured.  Driving across these areas will cause premature failure and cracking, so your cooperation with this request is greatly appreciated.  In addition, please keep all irrigation systems turned off while this work is in progress in order to allow proper curing of concrete.

Thank you!!!

6/3/11

Ramp and curb work will commence on Tuesday, June 7. People should look for the orange marks on their curbs in front of driveways and ramps near their homes.

5/31/11

Anticipated (weather dependent) start of repair season is Monday, June 6.
The first projects will be cement work (sidewalks and ramps).  Please check here often for details throughout the summer repair season.  Your cooperation during these projects will keep costs and your homeowner dues down.  Thank you!

A full detailed design document has been added to the 2011 Scope of Work page.  This is a large document covering all of PRRMA and has the plans as of May 9.

5/28/11

A "Pre-Construction" meeting was held on May 27.  A great deal of useful information is available in the minutes from this meeting including planned scope of work, communication and scheduling and more.  To view the minutes, click here or go to the meetings page

5/7/2011

Proposed scope of work documents for roadway repairs have been posted on a new page. These show detailed maps of each subdivision and where work is planned (as of early April).  These are not final documents, but can give you an idea as to what to expect this summer!  Check it out on the 2011 Scope of Work page!

5/5/2011

Note:  It is almost time for sidewalk and road repairs!  This weekend, PRRMA members will be conducting a sidewalk survey to determine where repairs are needed.  Sidewalk repairs will begin in late May and roadways will addressed be after the Liberty Fest (June 15-18).  Please be sure to check this page frequently as it will be updated often (sometimes daily) with details as to what is being done where and how it will affect you!  Also, some people have requested information about our sidewalk contractor as they would like some additional work done.  The contractor for this year (and last) is:

BBC Foundations and Flatwork LLC
11111 Telegraph Road
Carleton, MI. 48117
